For the first time ever, a small Planned Unit Development has been created in the northwoods as part of Gunflint Lodge, offering fractional ownerships on the Gunflint Trail in northern Minnesota. This is the first project to be built entirely around environmental recreation, where you come to enjoy what nature has provided. As you relax in your own home, you are entertained by the calling loons, a quiet paddle on a wilderness lake, the wind in the trees, the tug of the walleye on your line, a boat and motor trip to a lunch campsite, a hike through our Boreal forest, and a glimpse of a moose browsing in a nearby shallow bay.
This small development is limited to 12 homes, each divided into 1/5 shares. Each owner has 10 weeks of use each year (one week every 5th week) with a rotating calendar so all owners receive primary holiday choices. The homeowners association oversees the project by hiring a management company, with a contract covering all known expenses such as insurance, taxes, utilities, gardening, garbage, housekeeping, maintenance, snow removal and septic tank maintenance. Each owner has a deeded title to their share, which they can own, gift, sell or do with as they please.
Among the extra emenities that are part of the project, all owners have the use of the Gunflint Lodge property, including dockage at the main dock, free canoe and kayak use, guided naturalist programs, hiking trails, wi-fi in the main lodge, coffee and tea and cookies all the time, and support from Gunflint Lodge for purchases such as meals, boats, motors, fishing guides, horseback riding, cross country ski rentals, snowshoe rentals and snowmobiles.
There are only a few restrictions: No additional buildings may be built on the PUD property, no docks may be built along the waterfront (no problem since all owners have the use of the main dockage at the lodge), and the first share owner declares two polities- smoking and pets. So far all owners have opted for a no smoking policy and they have all decided to be pet friendly. Owners are welcome to gift their weeks or use them as they please, but are restricted from advertising them for rent for a fee in competition to Gunflint Lodge. Gunflint offers owners a rent back agreement, at the discretion of each owner, if they want to rent unused weeks.
The homes in the development have been built in the last 10 years and are all very environmental friendly. They are all earth sheltered (buried up to their window sills) so they require a minimum of heat in the winter, they have off peak electric heat and hot water, florescent light bulbs, and lots of insulation. They vary in size from one to four bedrooms, with a full bath for each bedroom. Each home has a nice rock fireplace, washer/dryer, dish washer, full kitchen, hot tub, and many have a private sauna. Nearly all beds are kings and queens. Parking is available near by and boat storage is free (also snowmobiles)
